Property Tax Notice of Hearings and Tax Information
You are invited to watch or attend the three Public Hearings. The millage rate will remain the same as last year, it will not increase. Long County BOC used a fully independent firm with Georgia Licensed property appraisers to do the reassessment. We cannot influence that process. Because the county has grown, and the whole tax digest goes up, we are require by law to advertise this as a tax increase. The proposed FLOST will bring some relief as it will be by State Law, 100% dedicated to lowering property taxes.

Property Tax Assessments
Assessment Notices will be mailed on 10/27/25 and the last day for filing an appeal will be 12/11/25. All appeals must be made in writing on the proper form. You may return appeal forms by mail or in person at one of the Tax Assessor’s office. We will not accept any appeals sent in via e-mail or fax. All mail must be postmarked by the deadline in order to be considered. Metered mail date stamps do not count as a postmark.
It is important to note that the 2025 Notice of Assessments will not include the School Bond tax or any sanitation or fire fees. According to 2025 Legislature we can no longer add those items to the notices but these charges will be on your tax bills.

Tax Increase Hearings Explained
Property values have gone up in the Long County for new homes, commercial businesses, and reassessed homes, but the millage rate will remain unchanged.
Long County Commissioners will hold three hearings to give the public an opportunity to express their opinions about the millage rate in coming weeks. The public hearings are to be held within a 14 day period and one has to be held at 6:00 pm or later.
Georgia law requires a rollback millage rate be computed that will produce the same total revenue on the current year’s digest that last year’s millage rate would have produced had no reassessment occurred. It is calculated to ensure property tax revenue remains stable despite changes in property assessments.
Each year, the board of tax assessors is required to review the assessed value of taxable property in the county for property tax purposes.
When the trend of prices on properties that have recently sold in the county indicate there has been an increase in the fair market value of any specific property, the board of tax assessors is required by law to re-determine the value of such property and adjust the assessment. A general reassessment is required every three years.
As a result of the reassessments, which are required by state law, the existing county millage rate will produce 10% more revenue this year than it did last year. This increase triggers a state requirement to advertise a property tax increase, even though the millage rate is not increasing.

About Long County
Long County, historically and currently, is a rural, agricultural area. The principal farm crop was once cotton, but by the 1970s it had been replaced by tobacco, corn, soybeans, and cattle. The pine forests of the region have always played an important role in the economy.
Frontiersmen settling along the Altamaha River fastened logs together to form rafts that were floated downstream to the port of Darien for export, a practice that continued through the nineteenth century. During the twentieth century, five large paper mills opened within a fifty-mile radius of Ludowici, and Long County's economy was dramatically improved by new employment opportunities and a new demand for timberlands.
The northern tip of the county is occupied by Fort Stewart, the largest military installation east of the Mississippi River. Covering 280,000 acres (spread over several counties), the post, which includes forestlands and hunting preserves, provides many civil service jobs to local residents. Altamaha Technical College, which offers workforce training, operates a satellite campus in Ludowici.
